GMFHOA ACC Message:

1 – Lawn and Yard Maintenance:  Maintain your yard.  Lots and yards shall be maintained in a neat and attractive manner.  Except for flower gardens, shrubs and trees, all open areas shall be maintained as lawns.  Lawns must be regularly cut and neatly maintained.

The condition of the sidewalks and curbs is each homeowner’s responsibility along their property lines.  Keeping the area looking good also prevents incursion of growth that will eventually deteriorate the concrete.  If you have a sewer intake in this area also keep the grass and weeds out of the inlet area to ensure flow of storm water.

Trees overhanging sidewalks need to be trimmed back to 7 feet over the sidewalk and any bushes or shrubs need to be trimmed back off the sidewalk.

2 – Condition of your Home:  Proper maintenance both preserves the value of your home and the appearance of our neighborhood.

3 – Requests for ACC Action:  If you are doing work on the exterior of your home that will change the appearance the ACC needs to be involved.  Our website has the form to complete and send to the ACC for processing.  Our documents give us 30 days to process these requests.  I ask for 7 -10 days, and we usually get them back to you in less than 3 days, but overnight requests are very difficult.

4 – Storage of Trash Bins:  Our Guidelines require that trash and recycling bins not be stored in the front of the house, especially in front of the garage.  Bins and yard waste should not be put out at the curb until the night before scheduled pickup and removed from curb the night of pickup.

5 – Pick up after your dogs and take it back home for disposal.

The ACC is here to keep the neighborhood attractive thus maintaining our home values and making our area a desirable place to live and raise our families.  We vet any exterior work to ensure Commonwealth and County mandates as well as our Association documents are complied with.  In short, we are here to help you avoid a re-do on any work.  Please let us know what you plan to do so we can help.
